By monitoring the price trends requested by those who sell the house, it is possible to get an idea of the trend of the real estate market. There is a limit, due to the fact that comparing the offers of a certain area over time does not say that the two panel of supply are completely homogeneous (it happens for example when new buildings are placed on the market which inevitably lead to an increase in average values), but also the prices recorded ex post however, the purses alone are not sufficient to derive a precise value of a property. Furthermore, the required values have always tended to be much higher than those that are actually obtained and the events of recent years teach that shooting unrealistic figures is the best way to fail to sell.
