These findings come from two new studies by Schneider Electric and Boston University’s Institute for Global Sustainability (IGS), published in Nature Communications and Energy and Buildings that identify 95 sociotechnical barriers and 50 risks hindering progress in the high-stakes buildings sector.

All told, it accounts for roughly 37% of global energy- and process-related emissions from construction, operations, and materials, according to the United Nations (UN) Environment Program.

The studies highlight the importance of lifecycle analysis, noting that hesitancy stems from complex barriers across all stages of building advancement – design, planning, production, and regulation. Conflicting priorities among stakeholders, including owners, architects, contractors, and occupants, further complicate the process.
The top risks identified center around underperformance and unreliability. While acknowledging concerns about the performance of new technologies and reliability for critical buildings like hospitals,researchers stress the urgency of change. “There’s a lot of concern as we bring in new technologies that are not going to perform as well as conventional systems, or that the reliability risk is too great,” says researcher Heinz. “But we have to make changes, as business as usual is unequivocally bad for climate action and ultimately human health.”
The 50 risks identified span six thematic areas: performance, operations and systems, health, safety, and comfort, economic and financial, environmental, and human capital and social equity.However, the research reveals an imbalance in attention, with underperformance, unreliability, and health/safety receiving the most focus, while social equity concerns like poor labor conditions are comparatively overlooked.
To aid in understanding these varying perceptions, the researchers introduce a new model called the “risk perception spiral,” visualizing how stakeholder roles and building lifecycle stages influence risk assessment.
