A proposed development to construct more than 250 apartment units on the site of Back Bay’s Farmhouse Brewing Co. in Virginia Beach advanced this week after receiving a recommendation for approval from the Virginia Beach Planning Commission, according to reporting by WTKR.
Planning Commission Review and Developer Revisions
The rezoning request for the 8.5-acre property, located off Kempsville Road across from Wood’s Corner, was updated following initial community feedback gathered earlier this year, according to representative Rob Beaman. Developers revised the site plan by moving garages to the north and east sides to establish a larger buffer between the new structures and neighboring homes, relocating the trash dumpster away from existing properties, and expanding outdoor open space around the historic farmhouse that occupies the site.
According to Beaman, the historic farmhouse will remain on the property and serve as a tentative meeting space. Proffers committed by the developers allow local community members to continue utilizing the space.
Community Feedback and Infrastructure Concerns
During the Wednesday Planning Commission hearing cited by WTKR, neighborhood residents expressed mixed reactions. While some speakers supported the apartment project, others raised concerns regarding stormwater runoff, the proposed height of the complex, and traffic safety.
Residents noted that the intersection of Kempsville Road and Centerville Turnpike already experiences significant congestion, arguing that an influx of more than 250 apartments would increase strain on the roadway. In response, Planning Commission members pointed out that an expansion project for Centerville Turnpike is scheduled to begin next year. Developers also stated they are open to coordinating with city staff to install additional crosswalks or traffic signals near the site if requested by the city.
Brewery Relocation and Next Steps
The brewery currently operating on the land informed the landowners, the Wood family, that it intends to relocate. Following that notice, the family partnered with development firm Bonaventure to advance the apartment proposal, alongside plans to evaluate the feasibility of adding a coffee shop at the location, according to WTKR.
Following the Planning Commission’s recommendation vote, the rezoning proposal advances to the Virginia Beach City Council for a final determination.
