Google co-founder Larry Page’s family office, Koop, has quietly leased office space in a boutique seven-story building in Miami’s Coconut Grove, according to real estate records and local property data. The transaction places the private investment firm in a structure located at 3480 Main Highway near Barnacle State Park, where the tenant’s name does not appear on the property’s directory.
Property Details and Ownership Background
Miami-Dade Property Appraiser records identify the building as the only seven-story office tower on Main Highway owned by Azora Private Solutions, specifically through an affiliate named Atlantic Gateway LLC. According to county records for folio 01-4121-047-0210, the property spans 69,351 square feet across seven floors on a 13,697-square-foot lot within the Commodore Plaza subdivision. Azora affiliate Atlantic Gateway LLC acquired the building for $61 million in January, and the property carries a 2026 assessed value of $40.4 million.
The building represents Coconut Grove’s most recent ground-up office delivery of scale, having been completed in 2019. Azora Private Solutions also holds the larger Bayview Executive Plaza at 3225 Aviation Avenue in the same neighborhood, betting on continued demand from incoming wealth managers and family offices.
Real Estate Footprint and Market Context
The lease follows a broader real estate purchasing campaign by Page in Coconut Grove. Over the past year, Page spent nearly $190 million on property acquisitions within the Miami neighborhood, establishing himself as one of the area’s largest private investors.

Commercial real estate metrics for the submarket show significant upward momentum. According to reporting from Commercial Observer, average asking office rents in Coconut Grove climbed from $54.83 per square foot at the end of 2022 to approximately $88.50 per square foot this year.
Operating Strategy and Discretion
Koop’s decision to omit its name from the lobby directory rather than purchasing signage rights highlights a preference for operational privacy. A broker leasing both Azora-owned buildings told The Real Deal that they had never heard of Koop, illustrating the family office’s low public profile despite its principal’s substantial waterfront real estate investments in the neighborhood.

The neighborhood’s proximity to downtown Miami, waterfront access, and zoning flexibility have turned Coconut Grove into a destination for ultra-high-net-worth buyers assembling large parcels or managing private wealth portfolios in South Florida.
