AEW Europe Acquires €20 Million Logistics Asset Near Nantes, France

AEW Europe, a leading real estate investment manager, has acquired a fully let logistics facility in Le Bignon, near Nantes, France, for an undisclosed price, estimated at around €20 million. The 18,677 square meter (approximately 201,130 square feet) Grade A asset was purchased off-market from French developer 6a Sens Immobilier.

Strategic Location and Features

Located 16 kilometers south of Nantes, the property benefits from excellent access to major road networks, including the D937, A83, and A11 highways. This connectivity is crucial for logistics operations along the Atlantic Corridor, a vital transportation route in Western France. The facility features a BREEAM Excellent certification, demonstrating a commitment to sustainability, and includes solar panels and shaded parking.

Long-Term Lease and Tenant Profile

The logistics asset is fully leased to a prominent French parcel delivery company under a long-term lease with a weighted average unexpired lease term (WAULT) of 11 years. This ensures stable and predictable income for AEW Europe and its clients.

AEW Europe’s Growing Portfolio

This acquisition expands AEW Europe’s substantial portfolio, which includes 5.9 million square meters of logistics, office, and retail space in France and over 6.8 million square meters of logistics space across Europe. As of December 31, 2025, AEW manages approximately $69.70 billion in assets under management (AUM) globally.

Investment Strategy and Client Objectives

Thierry Locatelli, Head of Investment France at AEW Europe, stated that the acquisition aligned with their client’s objective to diversify their portfolio in a key European market. The substantial refurbishment of the property and the secure, long-term lease with an institutional-grade tenant were key factors in the investment decision.
