A French real estate investment vehicle, Arkéa REIM, has completed the acquisition of Marien Carrée, a 6,318-square-meter commercial property in Neubrandenburg, Germany, marking its first property purchase in the country, according to a statement from the firm. The asset, certified DGNB Gold, is located in the city’s central square and is leased to 14 tenants, including major retail chains accounting for 60% of its rental income.

Strategic Location and Certification

The property, developed in 2019 and certified DGNB Gold—a standard for sustainable construction—sits in the heart of Neubrandenburg, a city of over 65,000 residents in northern Germany. Its central location on the main square provides direct access to foot traffic, with proximity to the local train station enhancing its appeal. The asset benefits from a 250,000-person catchment area, supported by ongoing municipal investments to revitalize the city center over the past two decades.

According to Abdelkader GUENNIOUI, director of fund management at Arkéa REIM, the acquisition aligns with the firm’s strategy to build a diversified, high-quality European real estate portfolio. “Marien Carrée offers strong fundamentals: a prime location in a dynamic retail zone, excellent visibility, and a high occupancy rate that has attracted tenants from a nearby mall,” he said. The property is leased to 14 tenants, with major brands contributing 60% of its rental income.
