Coinbase Launches Bitcoin-Backed Mortgage Service, Enables Crypto Holders to Avoid Capital Gains Taxes
Bitcoin holders in the U.S. can now secure mortgages without converting their cryptocurrency to fiat, according to a new service launched by Coinbase in March 2024. The San Francisco-based digital asset exchange partnered with a credit company and a mortgage lender to allow clients to use Bitcoin as collateral, avoiding capital gains taxes associated with selling crypto, as reported by BFMTV.

Coinbase’s service enables users to purchase real estate by pledging Bitcoin as collateral, rather than liquidating their holdings. The credit company involved holds the cryptocurrency in a Coinbase vault during the loan term, returning it to the borrower upon mortgage repayment. This structure ensures that fluctuations in Bitcoin’s price do not affect the loan’s terms, according to Coinbase. “The volatility of Bitcoin has no impact on your mortgage or down payment,” the company stated in a press release.
The first known transaction under this program involved a couple from Ann Arbor, Michigan, who opted for a 30-year fixed-rate mortgage. By using Bitcoin as collateral, they avoided the tax implications of selling their digital assets, as explained by Joe, one of the borrowers. “Selling our Bitcoin would have triggered capital gains taxes, while a margin loan carried high interest rates and margin call risks,” he said.
Expanding Access to Crypto-Backed Mortgages
Coinbase plans to roll out the service nationwide by summer 2024, according to a company spokesperson. The initiative aligns with growing demand for financial products that integrate cryptocurrency, as traditional banks remain cautious about exposure to digital assets.
