The historic Castillo de Ocharan in Castro Urdiales, Cantabria, has drawn nine prospective domestic and international buyers since hitting the luxury real estate market at an asking price of 6,5 millones de euros, according to Engel & Völkers Cantabria. Located roughly a 30-minute drive from Bilbao, the eclectic architectural landmark was declared a Bien de Interés Cultural in 1984.

Property Features and Historical Significance

Named ‘Toki-Eder’ (meaning “beautiful place” in Basque), the property was commissioned by Bilbao-born mining entrepreneur, photographer, and writer Luis de Ocharan Mazas. Ocharan Mazas hired architect Eladio Laredo to design the estate, positioning it so the industrialist could watch his ships unload at what is now known as the muelle de don Luis. The estate spans 19.874 square meters and includes historical gardens, wooded areas, and fountains, alongside the primary palace, the clock-observatory, and surrounding grounds.

The castle itself encompasses approximately 630 square meters distributed across three floors, according to listing details provided by Engel & Völkers. The interior retains original artistic elements, including an expansive formal living room adjacent to the main dining room, an indoor thermal swimming pool, and a private suite connected directly to a terrace and tower. In total, the property features six rooms, six bedrooms, and ten bathrooms. The estate’s landmark clock-observatory tower, crowned with geometric ceramic tiling and a panoramic rooftop terrace, serves as the centerpiece of the protected architectural complex.

Buyer Demographics and Market Interest

Interest in the Cantabrian estate extends well beyond Spain’s borders. Laura Aragó, director of Engel & Völkers Cantabria, notes that inquiries have arrived from multiple countries, specifically highlighting prospective buyers from the United Kingdom and Finland who demonstrate a strong affinity for historic buildings. Potential purchasers run the gamut from private investors and cultural foundations to groups eyeing boutique hospitality projects, subject to the region’s strict urban planning and heritage protection laws.

Ownership of the estate has shifted. In the 1970s, the property passed to Miguel de la Vía, owner of the Santullán quarry in Castro and owner of the Torre Loizaga collection of Rolls-Royce automobiles. Securing a buyer who respects the estate’s historical integrity remains the primary objective for the commercialization team as negotiations continue.
