KakaoBank Cuts Rates on Real Estate-Backed Loans for Small Business Owners

KakaoBank, a leading South Korean digital bank, announced a reduction in interest rates on its real estate-backed loans for sole proprietors on March 17, 2026, aiming to alleviate the financial strain on small business owners.123

Interest Rate Reduction Details

The bank will lower loan rates by up to 0.60 percentage points and expand its preferential rate discount to 0.30 percentage points per year, up from 0.15 percentage points.2 With both adjustments applied, the minimum interest rate now stands at 2.895% per annum.2 KakaoBank is currently the only financial institution in South Korea offering real estate-backed loans to sole proprietors with interest rates in the 2% range.2

Loan Features and Eligibility

KakaoBank’s ‘Real Estate Mortgage Loan for Individual Entrepreneurs,’ launched in October 2025, provides non-face-to-face access to up to 1 billion won for various business purposes, including operating funds and business site purchases.21 Certain industries, such as residential building development and supply, and residential building rental, are excluded from eligibility.2

The bank has been proactively enhancing the loan’s features to ease the financial burden on small business owners. Recent additions include a lump-sum repayment option at maturity, introduced in February 2026, and the availability of a three-year loan term.1

Customer Demographics

Over 70% of KakaoBank’s customers utilizing this loan product are small business owners in livelihood-related industries, including wholesale/retail, service, and food industries.1 The customer base is predominantly middle-aged, with 51% in their 40s and 28% in their 50s.1 four out of five customers are utilizing subordinated loans, enabling them to access additional funding even with existing mortgage obligations.1

Streamlined Application Process

Approximately 50% of loan agreements are finalized outside of traditional bank branch operating hours, highlighting the convenience of KakaoBank’s digital platform.1 The average time from application to contract completion is five days, significantly reducing the time commitment for busy business owners.1
