Austin Surf Club Faces $16 Million Construction Lien Crisis Amid Luxury Development Stalemate
Construction on the Austin Surf Club, a luxury residential project backed by surfing legend Kelly Slater and the Discovery Land Company, has halted due to $16 million in outstanding construction liens, according to public property filings obtained by the Austin Business Journal. The 333-acre development, located on the former site of the NLand Surf Park, now sits largely abandoned as contractors demand payment.
Surfing Star’s Ambitious Project Stalls as $16M Liens Threaten Development
The project’s controlling entity, Austin Surf Club Venture LP, has seen its debt balloon from $4.6 million in early spring to $16 million in just months, per the filings. This surge in construction liens has stalled progress on the $2.25 million average private residences and a 2,200-foot-long Kelly Slater Wave Co. surf lagoon. The development, which aimed to become a premier luxury retreat, now faces an uncertain future.
Proposed Tax District Aims to Rescue Stalled Development
To address the financial crisis, developers have petitioned for a special Municipal Management District (MMD), a taxing mechanism designed to generate $171 million in property tax revenue. The funds would support infrastructure like wastewater systems, utilities, and roads, critical for the project’s survival. The MMD proposal, if approved, could provide a lifeline for the stalled community.

Elite Investors and Luxury Amenities Under Threat
Despite the setbacks, the Austin Surf Club has already attracted notable investors, including actor Matthew McConaughey, skateboarder Tony Hawk, and NFL legend Drew Brees. The planned community would feature a wellness spa, private brewery, and fine-dining restaurants, alongside 178 luxury homes. However, the financial hurdles threaten to delay or derail the project indefinitely.
Surfing Icon Kelly Slater Focuses on Career Amid Development Setbacks
While the development faces challenges, 54-year-old Kelly Slater remains focused on his professional career. Slater’s personal life also remains active, as he prepares for the arrival of his second child with longtime partner Kalani Miller.
Uncertain Future Hangs on Tax District Approval
The success of the Municipal Management District petition will be pivotal. If approved, it could reignite development; if not, the project may face further delays or cancellation. For now, the Austin Surf Club remains a symbol of ambitious luxury real estate, caught in a financial limbo that has left its future hanging in the balance.
