Among dozens of catalog houses available on the Czech market today, a young family from Moravia chose a project that has long been one of the most popular. The tried-and-tested house suited them in its layout and appearance, but they still wanted to adapt it in detail to their own ideas. However, the reality of building regulations partially changed their plans. In the end, what adjustments had to go by the wayside and what does their new home look like today?

Today, family houses can basically be divided into two main categories. The first group consists of individual projects designed by the architect exactly according to the wishes of a particular family and the specifics of the plot. The second group is the so-called catalog houses, i.e. standard projects that were created based on the long-term experience of construction companies and client demand.
Although the individual house is original and the owners can customize every detail, the price of the project tends to be higher. There is often a longer preparation and often more complex implementation. Catalog houses, on the other hand, build on proven solutions, optimized layouts and pre-calculated costs. It is precisely because of this that they have become more and more popular in recent years. People appreciate the lower price of the project, the faster way to their own home and the certainty that the house is already working somewhere and has been tested many times in practice.
From screen to real door
The way they are selected also plays a big role in the popularity of typical houses. Whereas before it was necessary to go around architects and studios, today most interested parties view dozens of options from the comfort of their homes. Catalog houses are available online, complete with floor plans, visualizations and indicative prices. The first choice is often made literally from the couch. Only when the family is clear about the basic idea does a personal meeting with the construction company come, either at its headquarters or at a trade fair. And if people want to see a house in real life, they can visit a model house, i.e. if the given type already exists somewhere in the Czech Republic.
When you know what you’re getting into
In the case of the wooden building we visited, this was exactly the situation. It is one of the long-term most popular family houses in our country, and it already stands in a number of places in various variations. This gives future owners great confidence. They see the finished result and at the same time know that they can customize it. A moved partition, a larger room or a minor change in layout is not a problem. From the same foundation, houses are created that are similar, but still different.

Everything has its place
The layout of today’s house focuses on simplicity and functionality. Immediately after entering, it is clear that there is nothing extra and at the same time nothing is missing. The vestibule offers storage space, the central corridor clearly divides the house into a day and quiet area. The heart of the interior is a large living space connecting the living room, kitchen and dining room, the dominant feature of which is the talc fireplace stove (the owners decided on a storage fireplace stove, the price of which you can see for example here). This is where the family spends most of their time. Large windows bring in light and connect the interior with the garden. In the back of the house there are separate rooms, a bathroom, a toilet and technical facilities that hold the entire operation of the household together.
How involved you want to be
The owners can have the family house built in three phases. From rough construction, which only a few people undertake today, through the finishing option to a complete turnkey solution. The middle option is the ideal compromise for many families. The house is technically ready, but the owners can take the final shape into their own hands. Everyone can choose how much time, energy and money they want to invest in the building.
Half a million that stayed at home
The family we visited chose the completion option. And it paid off. Compared to turnkey construction, it saved approximately half a million crowns. At the same time, she could choose materials and furniture without restrictions and according to her own taste. Another advantage was control over the quality of execution. The owners knew exactly what was going on in the house and how individual works were created. The result is housing that does not feel like a finished product, but like a real home. So that housing is not a worry
Building a house is not only about availability and appearance, but also about numbers. Sound financing means that the repayments will not go over your head and the family will have enough money left over for normal life. It is ideal to have a stable income and own savings of at least ten to twenty percent of the total price.
