On April 16, 2026, the Naples City Council approved a site plan for an eight-story, dual-branded luxury hotel following a 5-2 vote. The decision came after developers revised the project to address concerns raised by nearby residents, including the removal of a rooftop bar and the addition of green space.

Design Revisions and Community Feedback

Initial proposals for the hotel included a rooftop restaurant and sunset terrace, which drew opposition from the Lake Park Neighborhood Association and other residents. In response to this feedback, the development team removed these features and incorporated additional green space with a buffer zone to alleviate concerns about the project’s impact on the surrounding area.

Regulatory Approvals Process

Prior to the City Council vote, the project received unanimous approval from the Naples Planning Advisory Board and the city’s Design Review Board. The Design Review Board first granted preliminary approval in January 2025, followed by a second unanimous approval after the design revisions were submitted.

Despite the Planning Advisory Board’s unanimous support, the board acknowledged limitations in its authority regarding the hotel’s height, which stands at 94 feet—more than double the city’s standard 42-foot height limit. The board’s attorney confirmed that the height allowance is legally permitted due to the property’s status as former Collier County land annexed by the city in 1989, a determination upheld on appeal.

Next Steps

Following the City Council’s site plan approval, the project still requires final approval from the Design Review Board before construction permits can be issued. The hotel is expected to proceed to construction once all regulatory hurdles are cleared.
