The public review follows a community survey conducted in August and September and an associated public meeting. Data from the survey identified rising housing costs, limited rental availability, and a growing demand for affordable and senior-friendly housing as primary concerns for residents. Survey respondents highlighted overall affordability, senior rental options, and home repair assistance as top priorities. Participants also noted that escalating expenses—particularly fire insurance costs—make it increasingly difficult for longtime residents to remain in the area.

Nevada County seeks state review before 2027 adoption
Following Board direction, Nevada County will submit the draft Housing Element to the California Department of Housing and Community Development for formal review. The County will then address any required modifications and advance the local adoption process.
Public hearings before the Planning Commission and the Board of Supervisors are anticipated in spring 2027. Final certification from the state is expected in summer 2027.
While unincorporated areas follow this schedule, neighboring jurisdictions are managing separate updates. The cities of Grass Valley and Nevada City, along with the Town of Truckee, are completing independent Housing Element updates for their respective municipal boundaries.
