RBB Sells Kaiserdamm Property: Hotel and Bowling Alley on the Market

Berlin – Rundfunk Berlin-Brandenburg (RBB) is divesting a significant property adjacent to its main broadcasting center on Kaiserdamm in Charlottenburg. The sale, managed by RBB Media, a wholly-owned subsidiary of RBB, marks the complete exit of the broadcaster from the real estate business.

Property Details and Potential

The property, located at Kaiserdamm 80/81, encompasses a 3,170 square meter plot with a current gross floor area of 13,022 square meters. It includes a hotel (the Enjoy Hotel am Studio, featuring 89 rooms), office and storage spaces and a notable 18-lane bowling alley that has been operating since 1967. A preliminary building permit is already in place, allowing for expansion to a gross floor area of 17,533 square meters. [Source: mebucom.de]

Reasons for the Sale

The decision to sell stems from a substantial investment necessitate for the renovation or redevelopment of the property. According to Anja Mellage, Managing Director of RBB Media, operating a hotel is no longer a core function of the company. “However, operating a hotel is not one of the core tasks of today’s RBB Media GmbH,” she stated. Sales Process

The sales process, initiated in 2025, is being conducted through a two-stage, open bidding process via the dtvp procurement platform. The deadline for indicative first-round offers is April 7, 2026, at 6:00 PM CEST. [Source: mebucom.de] RBB Media has not disclosed the anticipated sales revenue.

Historical Context

The property dates back to the 1960s and was historically used by SFB Werbung, the predecessor to rbb media. During the SFB era, the hotel frequently accommodated guests of the broadcasting station. Future Development Potential

The preliminary building permit allows for significant redevelopment, including the construction of a new four to six-story building to replace existing lower-level sections and the potential for additional shell development along Kaiserdamm and Soorstrasse. [Source: bz-berlin.de]
