SAGA and BGV Complete First Tower of BOSTON Creative House in Kyiv

BGV Development and SAGA Development have completed construction on the first 25-story tower of the BOSTON Creative House residential complex in Kyiv’s Pochaina neighborhood, according to company announcements reported by Interfax-Ukraine and BGV Development. Despite ongoing wartime challenges, including air raids and power outages, the project’s initial phase delivered 305 apartments and 17 two-level apartments, reaching 96% sales completion by the time of commissioning.

Construction Milestones and Wartime Engineering

Construction on the first tower faced severe disruptions, including labor shortages at contractor firms, adverse weather conditions, and air attacks, according to project documentation. To maintain building momentum, work crews utilized alternative power sources. During peak operations, approximately 200 construction workers operated simultaneously on the site, utilizing concrete and armature. To ensure resident safety, the development integrates a civil protection structure functioning as a dual-purpose shelter within the underground parking garage, complying with current structural and engineering regulations.

Partnership and Investment Structure

The project marks the first joint real estate venture between SAGA Development and BGV Development, a firm established in June 2024, within Hennadii Butkevych’s BGV Group Management investment group. BGV joined the project in 2024 to provide necessary capital injection and management support when construction required renewed acceleration. Maksym Kovalenko, CEO of BGV Development, stated that the partnership demonstrated the team’s capacity to adapt operations and fulfill commitments despite external hurdles.

Infrastructure and Amenities at BOSTON Creative House

Located at 14 General Handziuk Street, the complex is designed around an all-in infrastructure concept intended to minimize the need for daily travel outside the grounds. The development features the Circle aparthotel comprising 382 units, alongside surface and underground parking spaces totaling 270 vehicle slots. Future phases will introduce a medical center, a school, and a preschool operated by MRIYDIY. Additional planned commercial spaces include a Smartass fitness center, a Spaces coworking facility managed by IWG, a BACKSTAGE beauty salon, a Spelta dining location, a padel club situated on the stylobate roof, and a 500-seat event hall.

Location and Financial Access

The site sits approximately a five-minute walk from the Pochaina metro station and three transit stops away from Maidan Nezalezhnosti, offering direct pedestrian access to Lake Yordanske and Natalka Park. For prospective buyers, the development qualifies for participation in the state mortgage financing initiative “eOselya” through a partnership with Sky Bank. Following the commissioning of the initial tower, developers plan to advance construction on the second tower and finalize the remaining community infrastructure.
