Jean-Georges’ Tin Building in NYC Closes, to be Replaced by Balloon Museum

Three years after its debut, the Tin Building by Jean-Georges, a sprawling culinary destination in Recent York City’s Seaport district, has officially closed its doors. The closure, announced on Monday, February 23, 2026, marks the end of celebrity chef Jean-Georges Vongerichten’s ambitious $194.6 million vision for the historic Fulton Street Fish Market .

Financial Struggles and Closure

The Tin Building faced years of financial difficulties, workforce challenges, and a scaling back of its initial expansive concept . According to reports, the market’s parent company lost over $100 million over four years . Vongerichten attributed the closure, in part, to insufficient foot traffic, noting that “the density of people coming in was not there for the market” .

What’s Next for the Space?

The space will be transformed into the flagship location for the Balloon Museum, an interactive art experience that previously had a temporary run in New York City in 2023 . The museum is slated to open in the summer of 2026 . Roberto Fantauzzi, CEO and founder of Lux Entertainment, the company behind the museum, stated the new location represents “a greater cultural responsibility” and will feature “completely original exhibition[s] featuring newly commissioned works by internationally renowned artists” .

Future of Tin Building Restaurants

While the Tin Building as a whole is closing, Seaport Entertainment Group (SEG) plans to relocate some of the restaurants, including popular eateries like House of the Red Pearl and T. Brasserie, to other locations within the Seaport area . Details of these relocations are still being finalized . Vongerichten expressed pride in what was created at the Tin Building, calling it “years in the making and years of running it as a license” .

The Tin Building, inspired by Jean-Georges Vongerichten’s world travels, originally featured six full-service restaurants, four bars, six counters, retail space, and private dining .
