Housing Projects Stopped: Discounter Lidl Withdraws

lidl Shelves Munich Expansion Plans at Two Locations
Lidl is pausing plans to build new branches with integrated housing in Munich-Obermenzing and a redevelopment project in Schwabing,according to recent reports. Negotiations for a joint project at Verdistraße 86, which included rebuilding the existing lidl store with apartments above, have stalled due to economic concerns. The company is also re-evaluating options for a property previously occupied by McDonald’s at the same location.
Münchner Wohnen, formerly Gewofag, confirmed that discussions with Lidl regarding the Verdistraße 86 project began in July 2020. A cooperation agreement was in place, but subsequent contract negotiations revealed the project was not currently economically viable. “[W]e have jointly decided that the project cannot be implemented at this time,” a Münchner wohnen spokesperson stated, citing confidentiality as a reason for not providing further details.
A Lidl spokesperson indicated the possibility of revisiting the project at a later date under different circumstances. “It is possible that such a cooperation project can be implemented at a later date and under changed conditions.”
Regarding the abandoned McDonald’s site at Verdistraße 86, Lidl is “examining various options for the future use of the property.” The spokesperson emphasized the company’s long-term and economically-driven approach to business,explaining that projects may not always be feasible.
Despite these setbacks, Lidl is continuing with a similar mixed-use development in Schwabing at Domagkstrasse 3-7. The project, which will include a Lidl branch, retail space, and offices, is currently under construction. the company anticipates offering customers a “modern branch with attractive shopping conditions” upon completion.
These developments reflect the challenges of large-scale real estate projects in Munich, where high land costs and complex regulations can impact economic feasibility.
