Hooke & MacDonald Secures €3.45 Million for Dublin Apartment Development Site

Hooke & MacDonald is guiding a price of €3.45 million for a residential development site in Killester village, Dublin 3. The 0.24-hectare (0.59-acre) site, located at 174 Howth Road, comes with full planning permission for a 38-unit apartment scheme.

Site Details and Planning Permission

Currently occupied by a detached house named Inglewood, the site has received approval from An Coimisiún Pleanála for demolition and redevelopment. The approved plan outlines a single block rising from three to five stories over a basement level. The development will comprise a mix of:

  • 1 studio apartment
  • 11 one-bedroom apartments
  • 26 two-bedroom apartments

The two-bedroom apartments will range in size from 80sq m (861sq ft) to 107sq m (1,152sq ft), targeting the owner-occupier market. Several apartments will include designated study spaces, and upper floors are expected to offer views of Clontarf Golf Club, the city, and surrounding areas. Many units will feature private balconies, with some offering external areas up to 32sq m (344sq ft).

Amenities and Infrastructure

The planning permission includes provisions for 39 car-parking spaces, 45 bicycle spaces, and landscaped communal open space. The site benefits from a prominent location on the Killester side of Howth Road, close to Clontarf and its coastal amenities. Local amenities within walking distance include SuperValu and Killester Village centre, as well as St Anne’s Park and Clontarf Promenade.

Transport Links

Killester Dart station is a five-minute walk from the property, providing direct access to Dublin city centre. The area is also well-served by Dublin Bus routes.

Industry Perspective

Donald MacDonald of Hooke & MacDonald stated, “This is a superb development opportunity on a prominent corner site in the heart of Killester village. With full planning permission in place, well-sized apartments and ready access to Dart services, the approved scheme is ideally suited to the owner-occupier market in an established and high-value residential location with limited competing supply.”1
