Bayshore Drive Redevelopment: Naples’ Emerging Corridor of Growth

For years, Bayshore Drive in East Naples has existed as a blend of established businesses and unrealized potential. Recent developments, but, signal a significant turning point, with a surge in residential, mixed-use, hospitality, and cultural projects reshaping the area. This acceleration is driven by a convergence of county incentives, infrastructure investments, and private development, creating a momentum many stakeholders describe as a tipping point for Naples’ redevelopment approach.

The 239: A New Model for Short-Stay Accommodations

Leading the transformation is The 239, a mixed-use development located on the southeast corner of Bayshore Drive and Areca Avenue. As reported by Tim Aten Knows, the project will feature eight hotel rooms, a sit-down restaurant, a rooftop bar, a couple of retail units, and a pool for guests. However, The 239 isn’t a traditional hotel; it’s designed for short-term stays, functioning more like an Airbnb. The three-story building, encompassing 12,203 square feet on nearly half an acre, will have four lodging units on the second and third floors, with vehicular access from Areca Avenue. Michael Whalen, co-owner and developer with Adam Holman, and New Era Construction, is the builder of the project, designed by AMJ Architect.

Elevation Naples: Luxury Living and Lifestyle Amenities

Further south along Bayshore Drive, a five-story mixed-use development called Elevation Naples is planned across from Celebration Park. According to Gulfshore Business, Elevation Naples aims to integrate luxury living with convenience, and wellness. The development will include condos with private two-car garages and views of Haldeman Creek. The first floor will house a restaurant, retail space, and shared amenities, while the fifth floor will feature a swimming pool, landscaped pond with a pedestrian bridge, a bar, dining areas, a fitness center, and an Indonesia-inspired spa. A private marina is too proposed along Haldeman Creek. The project is being developed by Thomas Burgess, CEO and founder of Burgess Commercial Real Estate.

A Turning Point for Naples Redevelopment

The evolution of Bayshore Drive isn’t isolated. It reflects a broader shift in Naples’ approach to redevelopment, raising questions about walkability, density, preservation, and long-term economic impact. The convergence of private investment and public initiatives is creating a unique opportunity to redefine the character of this corridor while balancing progress with the area’s existing identity.
