Sales agency Jian Company has structured the recruitment drive to target 30 personnel, spanning a general sales manager, division heads, team leaders, and team members. Job postings outline incentive payouts ranging from 60 million won to over 100 million won for a single completed room contract. While commissions are typically disbursed at the team level, individual agents can form single-person sales teams. To generate leads, the marketing plan ties into approximately 500 real estate brokerages across the Gangnam district of Seoul, alongside targeted outreach to corporate legal entities and major medical clinics specializing in dermatology, plastic surgery, and dentistry.

The development offers units ranging from 37 to 151 square meters in gross floor area. Pricing spans 5억~7억원대 for 12-to-15-pyeong units, 9억~12억원대 for 20-to-30-pyeong spaces, and hits 30억원 for the 45-pyeong penthouse configuration. This push follows a third special sales event held in April, which required only a five percent contract deposit with no additional payments due until project completion.

Market Dynamics Along the Gangwon Coastline

An anonymous real estate industry insider explained that developers frequently lean toward raising sales commissions rather than cutting list prices directly when trying to clear units near completion. Lowering headline prices risks triggering backlash from existing buyers and damages the perceived value of the asset. Offering high commissions pulls mobile sales organizations to the site and incentivizes aggressive buyer acquisition.

This project broke ground following initial planning in the latter half of 2020, a period when Yangyang experienced a massive influx of young tourists drawn to its burgeoning surf culture. Operator Naksan Residence was established in October 2020, with official sales launching in the summer of 2022. Land values in Yangyang jumped 3.93 percent in 2022, marking the highest increase among Gangwon Province’s 18 cities and counties. Local government tallies from 2023 showed a concentration of 12 distinct residential hospitality developments totaling 3,558 rooms authorized around Naksan Beach alone.

Shifting Tourism Trends and Local Impact

Despite early development enthusiasm, shifting consumer patterns have introduced distinct commercial pressures to parts of the local market. While areas like Ingu and Jukdo beaches gained fame as surfing destinations, the proliferation of clubs and bars fostered a nightlife-heavy reputation. Official Gangwon east coast beach visitor figures rose overall, but Yangyang beaches saw a dip in visitor volume, prompting some merchants around the Ingu and Jukdo districts to report declining revenues.
