Australian Building Approvals Rise 5.1 Percent in September on Multifamily Surge

Total dwelling approvals in Australia increased by 5.1 percent in September to reach 17,948 units, according to seasonally adjusted data released by the Australian Bureau of Statistics. The expansion was driven by a sharp rebound in private dwellings excluding houses, which offset a broad decline in single-family house approvals across every state.

The latest figures show that private approvals for homes other than detached houses surged 16.6 percent during the month to 6,579 units. This gain successfully reversed a 21.7 percent contraction recorded in August. In raw terms, apartment approvals jumped 25.6 percent to 4,129 units, lifting volume slightly above the twelve-month average of 4,106 units.

State Breakdown and Apartment Approvals Drive Monthly Growth

Geographic gains were led heavily by New South Wales, which recorded 1,995 approved apartments in September compared with just 901 in August, according to Australian Bureau of Statistics construction statistics head Daniel Rossi. Townhouse approvals across the country rose 8.3 percent in raw terms to 2,792 dwellings, recovering from a 19.4 percent drop the previous month.

Conversely, private sector house approvals fell 5.3 percent to 10,432 homes following a 5.4 percent increase in August. Rossi noted that this downturn was the steepest monthly decline for detached houses since August 2025. Despite the setback, September marked the ninth month that national approvals for private houses remained above the 10,000 threshold.

Total Construction Value and Non-Residential Gains

The total value of all approved construction rose 13.0 percent in September to reach 19.02 billion Australian dollars, supported by a significant expansion in non-residential approvals. Non-residential building approvals climbed 45.9 percent to 7.96 billion dollars, recovering sharply from a 45.5 percent decrease in August.

Meanwhile, the total value of residential building dipped 2.8 percent to 11.06 billion dollars. This contraction stemmed from a 3.3 percent reduction in new residential building work to 9.74 billion dollars, though it was partially cushioned by a 0.8 percent increase in alterations and additions, bringing renovation value to 1.32 billion dollars.
