Two Cork City Pubs – Tequila Jacks and Paddy the Farmers – Hit the Market for €3.35 Million

Movement continues in Cork City’s bar trade with the listing of two prominent hospitality venues, Tequila Jacks and Paddy the Farmers, with a combined guide price of €3.35 million. The properties are being offered for sale by the Seán McCarthy-led local hospitality group.

Tequila Jacks, a Mexican restaurant and tequila bar situated on Lapps Quay, is available for €1.45 million. Paddy the Farmers, along with nine overhead apartments, has been re-listed with a new agent and a reduced guide price of €1.9 million, down from €2 million in 2022 .

Recent Sales by the McCarthy Group

The Seán McCarthy-led group previously sold Soho bar/restaurant on Grand Parade in 2023 for a reported €5 million . Last year, they transferred operations of the East Village pub in Douglas to Gillian McCarthy and Patrick Dillon after two decades of ownership.

Tequila Jacks: Located on the waterfront at City Quarter, overlooking the River Lee, Tequila Jacks offers 764 sq m of space, including bar areas, dining space, and outdoor seating . The property benefits from high foot traffic from shoppers, office workers, students, and tourists.

Paddy the Farmers: Situated at the junction of Summerhill South and the Classic Blackrock Road, Paddy the Farmers includes nine self-contained apartments. The apartments currently generate approximately €140,000 in annual rental income .

Other Recent Hospitality Transactions in Cork

Several other significant transactions have occurred in Cork’s hospitality sector recently:

  • The Model Farm bar/restaurant was recently sold for €1.2 million to a Cork-based buyer in the restaurant business .
  • The Flying Enterprise complex sold for over €5 million to a local buyer with international backing .
  • Paul Montgomery purchased the Wilton Bar for over €3 million, with plans for a further €1 million in upgrades .
  • Cliste Hospitality has put the Viaduct bar and restaurant on the market for €1.6 million .
  • A deal is progressing on the former Bull McCabe’s pub on Airport Road, expected to exceed the initial guide price of €650,000 .

Lisney CRE is handling the sales of Tequila Jacks and Paddy the Farmers. Rob Coughlan of Cohalan Downing is managing the sale of Reidy’s Vault Bar on Washington St/Western Rd, which will remain a hospitality outlet .
