A company linked to property developer Greg Kavanagh, Close Line Cole Ltd, is facing legal proceedings initiated by three businessmen over a failed €1.8 million deal concerning a development site in County Meath, Ireland. The dispute centers around land with planning permission for 35 homes.

Details of the Dispute

Seamus Palmer, Barry Byrne, and Seamus Nolan, directors and equal shareholders of Elderwood Construction Ltd, are seeking High Court orders to compel Close Line Cole Ltd to finalize the agreement to purchase the Longwood Village development site. The 3.81-acre property, located near Longwood in County Meath, currently has planning permission for 35 terraced, semi-detached, and detached houses, valid until September 2028 The Currency.

Timeline of the Agreement

In July 2024, Elderwood initially agreed to sell the land to Beakonshaw Ltd, represented by Kavanagh, for €2.35 million excluding VAT Irish Times. The agreement later shifted to Beakonshaw, through a subsidiary, purchasing Elderwood itself for the same €2.35 million price.

However, negotiations took a turn in April 2025 when Kavanagh proposed reducing the purchase price to €1.8 million, citing an impending expiration of the planning permission (later extended to September 2028). A €50,000 deposit was offered as part of this revised arrangement Irish Times.

While the three plaintiffs agreed to the reduced price, they did not consent to Close Line Cole Ltd gaining access to the land for construction before the funds were transferred. The purchase of Elderwood was terminated on August 28th due to alleged non-performance by the plaintiffs Irish Times.

Current Legal Status

The plaintiffs dispute the termination and claim Close Line Cole Ltd had no right to terminate the agreement. The case was brought before the Commercial Court on Monday, March 2nd, 2026, and has been adjourned for two weeks to allow for further consideration Irish Times.
