Jang Hyuk’s Seoul Real Estate Investment Sees Significant Appreciation
Actor Jang Hyuk has seen a substantial increase in the value of a commercial building he owns in Nonhyeon-dong, Gangnam-gu, Seoul, with an estimated appreciation of approximately 13 billion won (roughly $9.6 million USD) over the past 11 years. The property, purchased in July 2015, has risen in market value from 15.5 billion won to around 28.6 billion won as of March 21, 2026, according to a report by Building Road Real Estate Brokerage as reported by MK Business News.
Building Details and Location
The building features one underground floor and six floors above ground, situated at a prime commercial intersection in Nonhyeon-dong. It was initially acquired for approximately 16.5 billion won, including acquisition taxes and brokerage fees. The first three floors are currently occupied by restaurants, bars, and a lottery room, while the fourth and fifth floors are leased as a soundproof studio for music production.
Its location offers excellent accessibility, being within a 5-minute walk of both Nonhyeon Station (Lines 7 & Shinbundang) and Shinnonhyeon Station (Lines 9 & Shinbundang).
Financial Breakdown of the Investment
At the time of purchase, Jang Hyuk secured a loan of approximately 7.5 billion won, based on a maximum bond amount of around 9 billion won. This indicates an initial equity investment of roughly 9 billion won. The current appreciation in asset value exceeds the original loan amount, resulting in a gain of approximately 13.1 billion won for the actor.
Building Road Real Estate Brokerage noted that a comparable corner building in the area was traded at approximately 231 million won per 3.3 m2 in November 2024. Applying a similar valuation of approximately 215 million won per 3.3 m2 to Jang Hyuk’s property, based on its site area of 133 pyeong (approximately 439.7 m2), yields an estimated current market price of around 28.6 billion won.
Jang Hyuk’s Career Status
Since ending his 26-year exclusive contract with Sidus HQ in 2023, Jang Hyuk has been working independently. He has upcoming projects including the KBS2 drama ‘Moonmu’ and the film ‘Apartment: Ripley’s World’ scheduled for release in 2026.
