Kering Secures $690 million with Fifth Avenue Property Stake Sale to Ardian

New York, NY – December 16, 2025 – French luxury group Kering, parent company of brands including Gucci, Saint laurent, and Bottega Veneta, has successfully completed the sale of a 60% stake in its Fifth Avenue property in New York City to financial investor Ardian for $690 million (approximately €587 million). The transaction, announced Tuesday, is a strategic move by Kering to reduce its debt and bolster its financial standing.

the sale values the prestigious fifth Avenue building at $900 million. This figure represents a decrease from the $963 million Kering paid for the property in 2024, reflecting current market conditions and perhaps a reassessment of real estate valuations within the luxury sector.

kering’s decision to divest a majority stake in the property underscores a broader trend among luxury conglomerates to optimize their balance sheets and focus on core brand advancement. The capital raised from the sale will be allocated towards debt reduction, strengthening the company’s creditworthiness and providing greater financial flexibility for future investments in its luxury brands.

This is not the first real estate transaction between Kering and Ardian. In January of the same year, Kering sold a majority share of three properties located in Paris to Ardian, signaling a growing partnership focused on real estate asset management.

“This transaction allows Kering to unlock value from its real estate assets while maintaining a presence on Fifth Avenue,” stated a Kering representative. “The partnership with Ardian will enable us to streamline our portfolio and concentrate resources on strengthening our core luxury brands.”

Ardian, a leading global investment firm, manages assets on behalf of institutions and individuals. The acquisition of the Fifth Avenue stake aligns with Ardian’s strategy of investing in prime real estate locations in major global cities.
