LaSalle Investment Management and 3Edgewood have acquired an equity stake in CityWest, a 1.5-million-square-foot office campus in Houston, Texas, through a joint venture. Financial terms of the deal were not disclosed.

Joint Venture Acquires Stake in Houston’s CityWest Campus

Located at 2101–2107 CityWest Blvd. on roughly 39 acres in West Houston, the campus sits near the intersection of Interstate 10 and Beltway 8 along the Sam Houston Tollway. Developed between 1993 and 2001, CityWest features four office buildings, four parking garages, and two undeveloped sites measuring 4 and 6 acres.

Strong Leasing Momentum and High-Profile Tenants

The property is 98 percent leased, supported by a long-duration tenant roster that includes BMC, Equinor, Honeywell, and Bechtel. LaSalle reported that the campus has completed approximately 460,000 square feet of leasing activity since 2023.

“CityWest represents an opportunity to invest in a high-quality, well-leased office campus in one of Houston’s most desirable corporate locations,” said Stuart Sziklas, Global Portfolio Manager at LaSalle, in a statement. Sziklas added that the property benefits from strong leasing momentum as employers prioritize workplaces with robust amenities and accessible transit options.

Purpose-Built Campus Amenities

Amenities at the purpose-built corporate headquarters campus include a recently renovated fitness center, a basketball court, multiple dining venues, outdoor gathering areas, and a secured environment with controlled access.

Strategic Alignment and Global Portfolio

The investment aligns with LaSalle’s strategy to target high-quality office assets in submarkets benefiting from limited new supply and corporate relocations toward residential corridors. LaSalle Investment Management, a subsidiary of JLL, managed $86.8 billion in private and public real estate equity and debt investments globally as of the first quarter of 2026.

Wider Houston Commercial Real Estate Market

The deal follows other recent activity in the Houston commercial real estate market, such as the Wideman Co.’s acquisition of the 35-story TotalEnergies Tower from Brookfield Properties in late July. Meanwhile, CBRE’s second-quarter report noted that Houston’s overall office vacancy rate stood at 23.8 percent on a 15-million-square-foot inventory, while Class A vacancy remained significantly tighter at 11.7 percent.
