Short-Term Housing Shortage Hits Seoul Semiconductor and Bio Hubs

Industrial Expansion Clashes With Short-Term Housing Shortages

Short-term accommodation for business travelers and construction workers near major semiconductor and bio-industry complexes in the Seoul metropolitan area has become scarce. An analysis of short-term rental listings on October 20 revealed that only 11 units were registered within a 4 to 8 kilometer radius of major industrial sites across five regions.

Traditional motels and guesthouses have long absorbed temporary residence demand in these manufacturing hubs. However, workers now prefer short-term rental housing equipped with full kitchens, furniture, and home-like amenities because traditional lodging lacks cooking and laundry facilities. This shift has exposed a severe supply deficit just as regional employment expands.

Few Units Available Across Five Key Industrial Regions

The market survey evaluated five major districts: Gyeonggi Hwaseong Dongtan, Yongin Giheung, Icheon, Pyeongtaek Godeok, and Incheon Songdo. Out of the 11 total units registered as of October 18, only six were immediately available for move-in, with all listings requiring a 300,000 KRW deposit and a minimum contract period of one week.

In the Yongin Semiconductor Industrial Complex area, anticipated large-scale investments run up against an acute housing shortage. Only a single unit—a duplex officetel in Giheung-gu, Mabuk-dong—is registered in all of Yongin, and it was fully booked for October. The only available option within a 6-kilometer radius of Giheung is a single officetel in Suwon Yeongtong-dong.

The Hwaseong Dongtan Station area fares slightly better with two units, though a new three-room officetel in Dongtan Yeongcheon-dong was fully booked for the month. The sole available option is a Lotte Castle three-room officetel in Osan Segyo-dong. Meanwhile, Pyeongtaek Godeok District lists a three-room unit in Sindaedong, but it remains unavailable for October use. In Icheon, an 8-kilometer radius from Icheon Station yields only a single-family three-room house in Changjeon-dong.

Incheon Songdo Offers Residence-Type Options

Incheon Songdo presents a different inventory profile with two move-in-ready units located within a 4-kilometer radius of Incheon Daehak Station. A residence-type officetel near Dallbit Festival Park Station features a 26.4-square-meter exclusive area alongside shared amenities like a rooftop pool, sauna, and office space. A two-room Hoban Verdium apartment is also available but requires a strict minimum contract of four weeks.

A Dandanhomes representative described the mismatch between supply and demand across the region. “Alongside Pangyo and Sejong, Hwaseong, Yongin, Pyeongtaek, and Icheon also face significant shortages of listings compared to guest inquiries,” the representative stated, noting high demand specifically for two-room and three-room team accommodations.

Platform Incentives Target Supply Deficit

To stimulate new listings and ease the search for displaced workers, platform operators are introducing temporary fee reductions. Dandanhomes launched a promotion offering guests a 50 percent discount on platform fees through the end of the month. The company also introduced a lifetime zero percent commission fee for hosts, capped at the first 500 units on a first-come, first-served basis.

Why Workers Prefer Furnished Apartments over Motels

Why are traditional motels and guesthouses no longer sufficient for workers in these regions?

Temporary residents on multi-week construction or business trips require essential amenities like in-unit kitchens and laundry facilities for extended stays. Traditional motels and guesthouses lack these home-like conveniences, driving workers toward furnished short-term apartments and officetels.

What are the standard financial terms for the available short-term rentals in these hubs?

Listings evaluated on October 18 uniformly require a security deposit of 300,000 KRW and enforce a minimum contract period of one week, though some properties mandate longer stays of up to four weeks.

Which regions currently suffer the most severe shortage of registered units?

Yongin and Hwaseong exhibit the tightest inventory constraints, with Yongin registering just one duplex officetel that remained fully booked throughout October, forcing incoming workers to look in adjacent districts.
