42-Story Mixed-Use Tower Approved for Hollywood’s Sunset Boulevard

Los Angeles City Planning Commission has approved a large-scale mixed-use development at 6800 Sunset Boulevard in Hollywood. The project, spearheaded by Galaxy Commercial Holdings, will replace existing low-rise commercial buildings with a complex featuring residential, hotel, and retail spaces, as well as affordable housing for seniors.

Project Details

The development will consist of two buildings. A 42-story tower will house 304 apartments – a mix of studio, one-, two-, and three-bedroom units – and 115 hotel rooms. The tower will also include approximately 23,000 square feet of ground-floor commercial space fronting both Sunset and Highland Avenue. Urbanize LA reports the main high-rise will stand 504 feet tall, decreasing in height towards the Highland corridor.

A separate, low-rise building will provide 80 units of affordable housing specifically for particularly low-income seniors, located along Leland Way. The entire project will accommodate roughly 500 vehicles in parking facilities.

Density Bonus and Design

The City Planning Commission authorized density bonus incentives for the project due to the inclusion of affordable housing, allowing for a larger development than typically permitted. Urbanize LA notes that Gensler is the design firm for the project, with OJB serving as the landscape architect. Renderings depict a contemporary glass-and-steel structure with landscaped amenity decks.

Surrounding Developments

This project is part of a broader wave of development in the area. The Crossroads Hollywood development, featuring housing, a hotel, and commercial space in buildings up to 32 stories, has already been approved nearby. Another project, the CMNTY Culture Campus at Sunset and Highland, is currently involved in a legal dispute.

Developer Background

Galaxy Commercial Holdings has previously developed projects such as the Vue residential tower in San Pedro and a mixed-use residential project at 511 Harbor Boulevard, which was later completed by Trammell Crow Company.
