European Investor Acquires Opera Lane
Opera Lane, Cork city’s first purpose-built shopping street, has been acquired by pan-European commercial property investor M Core in a deal understood to be valued at between €20m-€30m. The transaction concluded earlier this year, marking the firm’s second major retail acquisition in the Irish market following its 2025 purchase of the Arena Centre in Tallaght for €35m.
M Core Leadership Outlines Long-Term Strategy for Cork Property
Following the summer acquisition, Head of Ireland M Core David Nolan pledged to manage the scheme intensively, support trading retailers, improve the customer experience, and keep Opera Lane at the center of Cork city life. Sebastian Macdonald-Hall, chief investment officer (Europe) at M Core, described the property as a high-quality asset in a prime location and a strong addition to the growing Irish portfolio. Macdonald-Hall added that the company holds ambitions to expand further across the Republic as part of its broader European strategy.
Property Development History and Current Tenant Lineup
Developed by O’Callaghan Properties in the mid-noughties, the 115,000sq ft (10,700sq m) open-air retail development comprises 12 units along a pedestrianized thoroughfare linking St Patrick’s Street with Emmet Place. Cushman & Wakefield launched the property to the market in February 2023 with a guide price of €26.75m. While a local investor group previously expressed interest, negotiations stalled after the February 2025 closure of fashion retailer New Look in a double unit. Letting agents Savills are currently in early discussions with a potential replacement tenant for the vacant space, while existing tenants include Tommy Hilfiger, Next, Specsavers, H&M, Victoria’s Secret, and Bath & Body Works.
Commercial Property Context Across Cork City
The sale stands among Cork City’s most notable commercial property transactions for the year, matching the scale of John Cleary Developments acquiring the nearby Half Moon Street development for roughly €30m in January. M Core’s broader portfolio spans retail and multi-let industrial assets across seven countries, holding approximately €6 billion in invested assets following a recent retail expansion into Italy.
