Carrick-on-Suir Pub Redevelopment Plans Approved Despite Resident Concerns
Plans to redevelop The Auld Rogue pub on Kickham Street in Carrick-on-Suir, County Tipperary, have been given the green light by An Coimisiún Pleanála (The Planning Appeals Board), despite objections from local residents. The project, submitted by JSF Property Holding Ltd, includes a three-story extension and internal renovations.
Project Details
The approved plans involve constructing a three-story extension to the rear of the existing pub. This extension will house bars, a lounge, a terrace area, toilets, a cold room, and storage facilities on the ground floor. The first floor will feature a function room with toilets and additional storage. The top floor will accommodate two three-bedroom apartments, along with office space and storage rooms. Tipperary County Council initially granted planning permission in 2024, but the decision was appealed by residents.
Resident Objections
Residents living in the Pearse Square area voiced concerns about potential noise nuisance, particularly from the proposed terrace and outdoor activities. JP Keevan, representing the residents, stated that existing noise levels from the pub already negatively impact the area and that the extension would exacerbate the problem. Residents also expressed opposition to the potential loss of green space and the creation of a “super pub” in a residential area. They requested “permanent, foolproof and future-proof solutions” to mitigate noise, such as prohibiting outdoor activities and ensuring noise-generating events take place in soundproofed rooms.
Planning Appeals Board Decision
An Coimisiún Pleanála upheld Tipperary County Council’s decision to grant planning permission, subject to 16 conditions. Key conditions include a prohibition on playing music in outdoor areas and a requirement for these areas to close at 11 pm nightly. The board also stipulated that any damage to public footpaths during construction must be repaired by the developer and that access to the function room must be via Kickham Street, not Town Wall Street.
