Temple Bar Publican Secures Approval for Dublin Hotel Project
Dublin City Council has granted planning permission to Tom Cleary, owner of the Temple Bar pub, for a 43-bedroom hotel in Dublin’s Temple Bar area. The project, undertaken by Chambers Properties Ltd, involves the conversion of existing buildings on Dame Street and Eustace Street.
Project Details and Location
The new hotel will be located at Nos 59, 60 and 61 Dame Street and Nos 1 and 2 Eustace Street, utilizing the Shamrock Chambers building – a five-storey over basement structure currently housing a vacant restaurant, shop, and offices Irish Times. The ground floor will accommodate retail space and/or a cafe.
Overcoming Previous Objections
This approval follows a previous rejection by An Coimisiún Pleanála in October 2024, which cited concerns about the scale and height of a proposed roof extension, deeming it detrimental to the heritage value of the building and the surrounding conservation area Irish Times. The revised plan reduces the hotel from a previously proposed 47 bedrooms to 43, and the council planner’s report indicated the new fifth-floor design integrates more effectively with the existing streetscape Irish Times.
Community Response
Dublin City Council received one objection to the scheme from North Great Georges Street resident, Edward Kenny, who expressed concern about an overconcentration of hotels and aparthotels in the area and a resulting lack of diverse land use Irish Times.
Developer and Timeline
The project is being developed by Tom Cleary’s Chambers Properties Ltd BizBrief. The approval marks a significant step forward for the development, though a specific completion date has not yet been announced.
