Dublin’s Dún Mhuire Mansion Listed for €7 Million, Offering Development Potential

Dún Mhuire, a substantial period residence with 3.7 acres in Killiney, South Dublin, has been placed on the market by agent Bannon with a guide price of €7 million. The property, historically used by the Franciscan Order for studies and residence, presents both an opportunity for a luxury home and a significant redevelopment project.

Historical Significance and Current Status

For many years, Dún Mhuire served as a center for Franciscan and Celtic studies, housing members of the Franciscan Order. The Irish Franciscans established a house of studies at the location in 1945. The property also houses part of The Irish Franciscan Archive, alongside UCD Archives and Special Collections.

Development Potential

While Dún Mhuire is a protected structure, the land is zoned “objective A – residential” under the Dún Laoghaire-Rathdown County Development Plan 2022-2028, indicating potential for redevelopment. A feasibility study conducted by CDP Architects suggests the site could accommodate up to 81 residential units with surface parking, subject to planning permission. The proposed plan would incorporate the retention of the original 1882-built house.

Property Details

The estate includes a two-story over-garden level period residence, a gate lodge, and outhouses, totaling 1,269 sq m (13,665 sq ft) of accommodation. The main house features 10 en-suite bedrooms. Additional residential accommodation and a purpose-built library were added by the Franciscans in the mid-1950s. The grounds span 3.7 acres and offer corner frontage onto Seafield Road. The property also has pedestrian access to Killiney beach and two vehicular access points off Seafield Road.

Prime Location

Dún Mhuire is located in Killiney, a highly desirable residential area in Dublin. It is within walking distance of Killiney Dart station, providing straightforward access to Dalkey and Dublin city center.

Market Appeal

Niall Brereton of Bannon stated that the property presents a “generational opportunity” to acquire a trophy home or a redevelopment project in a prestigious location with high residential values. He also noted the property’s potential appeal to foreign embassies due to its nature and location.
