Foxrock Land Parcel Hits Market with €5.5 Million Price Tag

A development site in Foxrock, Dublin, has been placed back on the market with a guide price of €5.5 million, according to estate agent Savills. The 0.6-hectare (1.48-acre) parcel, known as The Grove on Mart Lane, was initially acquired by the current owner in 2023 for €2.875 million.

Planning Permission Secured

The site benefits from full planning permission, granted in December 2025 by An Coimisiún Pleanála (Dún Laoghaire-Rathdown planning reference: D25A/0531/ACP Ref: 323594), for the construction of 21 new homes. The approved scheme includes a mix of house types:

  • Seven three-bedroom own-door duplex apartments
  • Seven two-bedroom own-door duplex apartments
  • One three-bedroom semi-detached house
  • Six four-bedroom detached houses (two to three storeys)

The planning permission as well allows for 26 in-curtilage surface car-parking spaces.

Prime Location

Located at the junction of Mart Lane and St Brigid’s Park, the site is situated in a desirable area of Foxrock, close to amenities such as Dunnes Stores’ Cornelscourt store and the villages of Foxrock and Cabinteely. It benefits from proximity to the N11 Quality Bus Corridor, served by Dublin Bus routes including the 24-hour E1 and E2. Luas green-line stops at Carrickmines, Stillorgan, and Sandyford are also within a short drive.

Market Sentiment

John Swarbrigg and Paul Nalty of Savills commented that the Mart Lane scheme is “exceptionally well-designed” and located in one of south Dublin’s premier neighbourhoods. They noted the rarity of a fully consented housing site becoming available in such a location and anticipate strong demand from housebuilders and developers. Savills is handling the sale.
