The business of the guinguette du Moulin de Coupeau, in Saint-Berthevin, in the Laval agglomeration, has been on sale for a few days now. It closed for the season on September 28. The town hall discovered this sale by chance on a real estate site.

A surprise listing in Saint-Berthevin, within the Laval area. The guinguette is for sale on Le Boncoin, at least the business itself, as noticed by our colleagues at Ouest-France. The managers only took over the business two seasons ago. It therefore wasn’t long-lasting. Locals are quite surprised to see the business already for sale.

“It’s a shame”

Marie-Thérèse has lived in Saint-berthevin for decades. She is very surprised to hear the news.”It’s a shame,” she says.”It was a lovely place to go for a walk, to have a drink. It brought life to the area.” She remembers the good times spent there with her family and friends. “We went there often, especially in the summer. it was a very pleasant place.”

For the town hall, this sale is also a surprise. “We were not aware of the difficulties the managers were facing,” explains a representative.”We regret to see this business close, but we hope a new buyer will take over and continue to offer this service to the residents.”

The price of the business is listed at €69,000. The ad highlights the location, the building, and the outdoor space. It remains to be seen who will take over this popular spot in Saint-Berthevin.

Sale of Restaurant in Mayenne Causes Surprise to Local Municipality

A restaurant in Mayenne, France, has been listed for sale, causing surprise to the local municipality due to a lack of prior notification. The restaurant operates on municipal property under a commercial lease agreement with the town. The sale price is listed at €148,500.

Unexpected Listing

The listing appeared on an online real estate platform, prompting a reaction from Mayenne’s mayor, yannick Borde. “We saw it on a real estate website, so it surprised us a bit, because we are still on municipal property with a commercial lease with us that is quite clear, so I think it would have been more logical that we were informed and consulted first,” Borde stated, according to ICI Mayenne.

Lease Restrictions and Municipal Oversight

The municipality emphasizes the restrictions outlined in the existing lease agreement. Any change in ownership necessitates adherence to the lease terms, including approval of the business activity. Specifically, the lease restricts activities on the property, and the sale would involve a transfer of the commercial lease. The current lease permits a restaurant operation, but any alteration to this would require municipal consent.

Communication and Next Steps

Following the revelation of the listing, the municipality and the restaurant’s managers have initiated communication via email. A meeting is scheduled for October 13th to discuss the situation. As of the report, the restaurant’s managers have not responded to inquiries from ICI Mayenne.

Early Closure

The municipality also noted that the restaurant appears to be closing earlier than stipulated in the lease agreement.Yannick Borde indicated the lease typically allows operation until late October or early November, but the restaurant is closing sooner.

Financial Details

The asking price for the restaurant’s fonds de commerce (business assets) is €148,500.
