Belovie Sues Hao Mart Over Taste Orchard Lease Termination
Singapore – Belovie, a beauty salon formerly operating at Taste Orchard, has filed a lawsuit against Hao Mart, the mall’s master tenant, alleging breach of lease agreement and seeking unspecified damages. The dispute centers around the premature termination of Belovie’s sublease following the unexpected end of Hao Mart’s master lease.
Background of the Dispute
Belovie operated a beauty salon on the third floor of Taste Orchard, located at 160 Orchard Road, under a three-year sublease agreement with Hao Mart that began on July 15, 2024. But, when Hao Mart’s master lease was terminated on September 12, 2025, all sub-tenants, including Belovie, were required to vacate the premises by December 31, 2025. Belovie subsequently relocated to Citygate Mall at Beach Road.
Belovie’s Claims
Belovie is claiming losses totaling approximately S$445,607.70, including renovation expenses, furniture and equipment purchases, losses from cancelled memberships, and relocation costs. The beauty salon argues that these losses resulted from the early termination of the lease and breaches of contract by Hao Mart.
Hao Mart’s Defense and Counterclaim
Hao Mart contends that the sublease was contingent on the continued existence of the master lease and that Belovie was aware of this condition. The supermarket operator argues that the initial letter of offer did not grant Belovie any specific rights or remedies.
In addition to defending against Belovie’s claims, Hao Mart has filed a counterclaim seeking to recover S$86,100 in unpaid rent (excluding goods and services tax) from October to December 2025. Hao Mart also claims damages for Belovie’s alleged failure to reinstate its unit to its original condition.
Legal Proceedings and Updates
Hao Mart filed its defense on February 24, 2026. On February 9, 2026, Hao Mart sought to include OG, the previous owner of the Taste Orchard building, as a third party in the suit, alleging an oral agreement regarding the costs of terminating sub-tenancies. OG intends to contest this action.
Hao Mart has also applied to consolidate its four related lawsuits for consecutive hearings. Belovie has objected to the consolidation, arguing that its case is a standalone dispute and that consolidation could delay its resolution and increase legal costs. OG has also objected to consolidation.
Belovie’s case is scheduled for a case conference on March 12 at the High Court.
Belovie is the Only Sub-Tenant to Sue
Belovie is currently the only sub-tenant to have filed a lawsuit against Hao Mart regarding the Taste Orchard lease termination.
