The Berlinian: A Modern Landmark on Alexanderplatz

Construction is nearing completion on The Berlinian, a significant high-rise development at Alexanderplatz in Berlin-Mitte. The project, spearheaded by Kleihues + Kleihues, aims to integrate seamlessly with the existing Galeria Kaufhof department store, creating a modern architectural ensemble in the heart of the city.

Project Overview

The Berlinian is a mixed-utilize high-rise tower reaching 146 meters in height. It comprises approximately 42,000 square meters of space designated for offices, medical practices, and co-working environments. Approximately 1,000 square meters have been allocated to the city of Berlin for public use, offered at reduced or no rent [1].

Architectural Design and Context

Architect Jan Kleihues, of Kleihues + Kleihues, designed The Berlinian with a focus on continuity and scale, creating a dialogue with the iconic Fernsehturm (TV Tower) and Alexanderplatz itself. The design deliberately employs a restrained and precise aesthetic, presenting a clear and calm structure [2]. The architectural approach builds upon the existing Kaufhof department store, originally designed by Kleihues’ father, making the project a familial endeavor [2].

Construction and Development

Construction began in 2020 and was originally slated for completion in 2025, but has faced some changes in ownership and adjustments to the planned height. Commerz Real acquired the property from Signa in early 2023 [1]. During construction, a portion of the Galeria Kaufhof department store was demolished to accommodate the new tower [1]. The project reached a significant milestone with a topping-out ceremony on January 14, 2026, marking the completion of the structural framework [1].

Sustainability Features

The Berlinian is designed with sustainability in mind, aiming for LEED Platinum, WELL Gold, and Wiredscore certifications [3]. The planning incorporates inner flexibility and general sustainability principles [3].
