Farmland Values Hold Steady in Key Agricultural States

Recent auctions across Kansas, Minnesota, North Dakota, and South Dakota indicate continued stability in farmland values, with per-acre prices ranging from $1,619 to $13,700, according to data compiled by DTN. These sales, occurring in March 2026, highlight regional variations in land productivity, and demand.

Kansas Sales

In Osborne and Russell counties, Kansas, a 1,046-acre farm sold for $1.7 million, averaging $1,619 per acre. The largest parcel, 471 acres in Osborne County, fetched $777,695, or $1,650 per acre. This tract features three large ponds, perimeter fencing, and a soil rating of 60.9. Additional tracts included 253 acres of cropland and recreational land with wildlife habitat, and smaller parcels of 163 and 158 acres, primarily cropland. BigIron facilitated the auction.

Minnesota Results

A 376-acre farm in Grant County, Minnesota, sold at auction for $1.7 million, averaging $4,850 per acre. The first 196-acre tract, with 162 cropland acres and a crop productivity index of 87.4, sold for $3,950 per acre. A second 88-acre tract reached $6,350 per acre with a crop productivity index of 90.7, while a third 92-acre tract sold for $4,250 per acre with a production index of 88.7.

North Dakota Auction

In Grand Forks County, North Dakota, a 447-acre farm sold in three tracts for $3 million, or $6,783 per acre. A 160-acre tract of cropland sold for $9,500 per acre, boasting a soil productivity index of 88.9 and having been planted with spring wheat in 2025. The second 130-acre tract sold for $7,850 per acre with a soil productivity index of 90.3, also planted to spring wheat in 2025. The third 157-acre tract, with a lower soil productivity index of 58.8, sold for $3,000 per acre and was also used for spring wheat production in 2025.

South Dakota Transaction

A 70-acre farm in Union County, South Dakota, sold for $957,082, or $13,700 per acre. This farm includes 40 base corn acres with a Price Loss Coverage (PLC) yield of 143 bushels per acre, and a 14-acre soybean base with a PLC yield of 46 bushels per acre. The land has a productivity index rating of 87.3. The buyer assumed responsibility for reimbursing the previous tenant for applied chicken manure.
