Estate Agent Sanctioned For Demanding €2,000 Deposit to Join Housing Priority List
An estate agent who asked potential buyers to pay €2,001 deposit to join a waiting list for a new housing development has been sanctioned by the Property Services Regulatory Authority (PRA).
The PRA received a complaint alleging the estate agent requested €2,000 deposit as a fee to secure place on a priority waiting list for a new housing project. The authority investigated the complaint and determined the estate agent’s conduct was improper, finding it was a form of inducement as defined by the Minimum Standards Regulations.
According the PRA, the estate agent did not charge deposit in exchange for property allocation in the next phase.However, the PRA concluded conduct was improper.
The PRA 2023: 67 complaints resulted in investigations, with 44 cases finding improper conduct, 65.67% were sanctioned.1 case.1% received major sanctions.
