Browns Team Up with Texas Developer to Build Entertainment District in Brook Park

The Cleveland Browns are moving forward with plans for a new stadium and surrounding entertainment district in Brook Park, Ohio. The team has partnered with Lincoln Property Company, a Texas-based developer, to bring this ambitious project to life.

Mixed-Use Development Key to the Plan

The plan includes a mixed-use development spanning two hotels, 1,100 apartments, 300,000 square feet of retail space, and 500,000 square feet of office space. This investment, projected to be around $1 billion, is designed to create a vibrant entertainment destination around the new 67,000-seat dome stadium.

This development aims to leverage the prime location near Cleveland Hopkins International Airport and generate new revenue streams through events, entertainment, and tourism.

Stadium Cost and Public Financing

The Browns are seeking a $2.4 billion investment for the stadium, with the Haslam family hoping to split the costs equally with taxpayers.
Local and state officials are currently evaluating financing options, including borrowing against anticipated tax revenue generated by the project.

The team released an economic impact report predicting a significant boost to the local economy. However, this projection has been met with scrutiny from the City of Cleveland, which argues the project will harm downtown businesses and divert events and tax revenue away from the city center.

Lincoln Property Company Expertise

Lincoln Property Company, known for its work on mixed-use projects including Bank of America Stadium in Charlotte, North Carolina, brings extensive experience to the table. They have already begun planning the Brook Park development, with HKS, a global architecture firm, leading the design for both the stadium and the overall site.
