Prague Apartment Prices Rise Amidst Declining Availability
Prague’s real estate market is experiencing a surge in apartment prices due to a limited supply of new developments. Recent data indicates a decrease in the number of vacant apartments, putting upward pressure on costs for prospective buyers.
Decreasing Supply in the Prague Market
At the complete of 2025, approximately 5,140 apartments were available in Prague, a decrease of around 600 units compared to the third quarter of the same year, according to Deloitte’s Develop Index . This trend is corroborated by three major development companies – Central Group, Skanska Residential, and Trigema – who reported a combined total of 5,150 available apartments, 550 fewer than in the summer months.
Price Increases Across Prague Districts
Petr Hány, director of the real estate and construction department at Deloitte, attributes the price increases to the constrained supply. “The increase in the price of apartments in development projects was manifested in the fourth quarter, with one exception, across all Prague city districts,” stated Hány. Prague 10 was the only district to experience a slight price decrease, registering a change of just 0.6 percent.
Average Apartment Costs
As of the end of 2025, the average price for new apartments in Prague was 176,600 Czech crowns per square meter. This translates to a cost of less than 12.5 million crowns for a 70-square-meter apartment.
Apartment Size Preferences
Developers are primarily focusing on building smaller to medium-sized apartments. Two-room apartments are the most common offering, followed by three-room apartments, with one-room apartments ranking third in availability, according to Deloitte .
